This is a 36 °F Refrigerated High Stacked Storage Warehouse with Fire Sprinkler System, 4'-0" high dock that is Slab on Grade, Pre-Engineered Steel Building, Commercial Refrigeration, 4 Inch Insulation Steel Panels on Interior, Galvanized steel catwalk, aluminum ship ladders, Exterior 2" Insulation, Sheathing and CMU. In addition to serving as a new refrigerated storage space this building acts as a mother board to the existing building with new electrical service and additional equipment curbs to hold future condensers on the roof.

O'BRIEN RESIDENCE 23935 Cibolo View San Antonio, Texas
Architect of Record, Design, Construction Documents, Construction Facilitator, Schedule and Budgets- Stage -Construction Documents
This is a contextually designed green residence that over looks the Texas Hill Country and Cibolo Creek. The home faces 15 ° East of South to take advantage of passive solar penetration and local breezes. The central grand room has ceiling heights of 15'-0", a library, glu-lam beams, tiled floors, oak cabinets. The exterior uses Insulated Concrete Forms, with limestone veneer and hand hewn cedar posts. The water is harvested from the standing seam metal roof to two 20,000 gallon tanks; a purification system on the septic provides additional water for flushing and landscape drip irrigation. Also, water is recaptured from condensation from HVAC units. The building is powered by a 4000 kW photovoltaic array and reverse meter to CPS. This site has a wild life tax exemption so care will be taken to preserve existing large growth trees and bird nesting areas.

MY PROFESSIONAL CAREER HAS CONSISTED OF LARGE INSTITUTIONAL, EDUCATIONAL AND ADMINISTRATION BUILDINGS. SOMETIMES THIS HAS INCLUDED VERY LARGE SCALE PROGRAM STUDIES OF SITES, EXISTING BUILDINGS, EXISTING SPACE REQUIRMENTS AND FUTURE NEEDS.

City of San Antonio- Bob Ross Senior Multi-Service Health & Resource Center - 60,000 Sq. Ft. Senior Center- Project Manager & Architect - I was responsible for reviewing the viability of site locations and buildings, space requirements, senior center research, programming and cost estimation. One rare requirement was to co-ordinate Bexar County and the City of San Antonio and all other service providers and service users. This was the first project between County and City and I believe very successful. I worked with real estate broker and even traveled to Houston to visit an existing senior facility for programming requirements. The final program was used to purchase and build the existing facility.
University Health Care Systems- Brady Green Downtown Hospital -
Project Manager/ Architect -I was responsible for 3.4 Acres and Four Complete Medical Buildings of Space Programming for the University and for ACCD- Developing a phased Master Plan to solve compliance of ADA, general accessibility, New Central Plant for Mechanical/ Electrical, Historic Preservation and Future Expansion issues. The final program suggested complete demolition of all additions to the original 1918 Brady Green Hospital with a symmetric drive and porta cochere to it.
Saint Peter & Joseph's Gymnasium & Classroom Complex- 120,000 Sq.Ft.
Lead Architect responsible for Design Development, Construction Documents.
San Antonio Independent School District- 44 Million Dollars- 42 Elementary School Kitchen Renovations - Responsible for co-ordination of four architecture firms, six engineering firms- Development of RFQ & RFP for Contractor. The Contractor -At-Risk delivery this included coordinating with SAISD General Conditions. The development of drawing detail templates and general specification book for all of the 42 schools. Also, the design and development of construction documents for individual schools.
City Public Services/ Tuttle Building- 200,000 Sq. Warehouse with Offices and Large Meeting Room and 10 Ton Crane Repair Shop. Responsible for the Design and Development of Construction Documents

Bexar County Jail Annex Expansion San Antonio, Texas- 46 Million Dollars-
Lead Designer- As the head designer I believe that air and light are the major requirements for a successful design for a jail. The client Bexar County had a desire for green sustainable solutions. Therefore, large exercise areas were built for massing, plenty of daylighting and air. In the 60 foot long second floor clerestory Low-E glass with high visibility was used. The steel plates that hold the steel jail bars also deflect harsh light. My previous research of Sun Trapper's large scale solar systems lead to the County doing a very large "Thermal Collector "on the jail roof with a 30,000 gallon capacity. This provides hot water for the jail kitchen, laundry and inmate showers.
W TUCSON, ARIZONA-
Roy R. Drachman Institute for Land & Regional Development- I was employed to study and Urban Plan Tucson's blight problem along a major corridor into downtown. In the historic adobe neighborhood I did planning for flooding problems. I designed a green belt for this neighborhood that created green drainage ditches and a vegetated tree lined pedestrian walks. This green belt has since been built.
