The architectural contracting office that does design build is located near San Antonio, Texas. The premise is on a sustainable hill country ranch that raises Beefmaster cattle and organic produce & hay.

FERNANDEZ PRODUCE EXPRESS - DESIGNER, ARCHITECT & CONSTRUCTION ADMINISTRATION Produce Express is an example of an industrial building that we increased capacity for vegetables with a designed HIGH STACK STORAGE addition for the owner but at the same time we solved several problems for them too. They had excessive condensation on the exterior of the base of the old buildings due to the cold refrigeration on the interior. This created mold and cracking plaster. To solve this system problem a building envelope was designed that is allowed to weep and is vented which reduces moisture. In addition, the older existing building had an antiquated electrical system, we upgraded that system and we wired the new building addition to be a mother board with more electrical capacity so that more condenser units could be done from the roof top; thus reducing electrical costs. To facilitate this we put additional roof curbs on the new roof and conduits going to the old building for the anticipated new condenser units in the future.
This commercial Project of 4,000 sq.ft. of refrigerated space has a dry sprinkler fire system, galvanized catwalk with roof access, besides exterior hard board insulation another four inches is sandwiched between steel for the interior insulation of the refrigeration unit. A refrigerated roll-up door and exterior man door, stainless steel hose station and industrial stainless steel floor drains with baskets were provided for the new addition. The interior walls were designed with a 1'-0" high chamfer concrete curb to hold the steel insulation panels so they would not be crushed with fork-lifts. The building sits on a slab on grade structural pad for heavy weights 4'-0" above existing exterior elevations.
The project is complete and met the original scope budget. Additional items were added to the budget on the opposite side of the existing building: an ADA access ramp that also serves as a forklift run, the addition of a new front entry and the construction of new driveway aprons for the delivery trucks.
