The Victor Street Apartments are located in the Mancke Park Neighborhood of San Antonio, Texas. The neighborhood adjoins Fort Sam and these apartments were once built in the 1970's to house army officers. At the time of purchase 2001; the highly dense neighborhood was awarded a CDBG Block Grant for new sewers, water lines, sidewalks and roads. 

The four plex building was purchased with only one apartment rented and at below rental rates for the vicinity. All the other apartments were vacant. Each apartment had water damage and was in need of remodeling. ALS 88 DESIGN BUILD LLC purchased, financed, property managed and renovated this apartment complex.

The turn off valves, plumbing fixtures, roof and HVAC central air units were replaced. We added low-flush toilets, ceiling fans, tile walls and floors were done in high traffic areas, attic insulation, mini blinds, xeroscape landscaping, re-pointing of brick joints, new paint in/out and commercial glue down 30 year carpet were utilized.

The property was sold five years later at twice the amount it was purchased for and all units were rented at top market value, it sold in one week.
