The satisfaction of our customers are so important that we take great care to program the spaces that they will be using and to make sure all their needs are meet with required space sizes of rooms, storage and any other special need for space or construction that they may have. Of course, personal aesthetics preferred by our customers are an important part of the design. We do not force our designs and/or our ideas about a space onto our clients construction dream. We won't being using the space daily, they will.

Whether it is new construction, renovations or adaptive re-use all of these requirements are meet along with helping to resolve tight budgets and any time restraints they may have.

HISTORIC PRESERVATION- This once was a grand three story Queen Anne Victorian home at the turn of the century. In the 1950's the home had the second and third floors removed. 88 Design did a structural analysis and found that there may have been some tilting due to the foundation of cedar posts. There is a giant flying truss in the attic space where the main staircase was located. The owner wanted to bring back some of the Grand aspects of the home. The home had Ionic columns at the porta cochere, so we brought those inside, expanded the kitchen and designed it with new Viking appliances covered by the cherry cabinets, incorporated the old butler pantry into a new wine center, moved the HVAC center into the attic for a clear shot into the kitchen, expanded the master bath that included a sunken caste iron tub that matched the aesthetics of the house but also made it ADA accessible. Sustainable aspects were cleaning and maintenance on the HVAC ducts, the addition of a solar hot water system and insulating: the attic space, ducts & all pipes .

O'BRIEN SUSTAINABLE DREAM HOME
This house is designed to limit utility costs for a couple who plan to retire here. The vista is beautiful, the house sits in the hill country over looking San Antonio and a deep canyon with a creek. The green home will use water harvesting from the standing seam metal roof for all of the water usage; and there will be re-use of gray water for toilets and irrigation. Photovoltaics or Solar Panels create electricity from the sun and reverses the electric meter. A large central main space provides a space for all the library books the couple has, along with deep tall closets for fabrics and costumes and a sewing room for their hobby. Their dream home is not a Mc Mansion that will take extra help and time to maintain. The finishes on the ceiling, floors and walls were chosen to prevent dirt build up and for ease of cleaning, along with a central vacuum.
