A NON-PROFIT DEVELOPMENT
1. "Sunrise Retirement Ranch" consists of a Master Plan for a 50 acre parcel for Senior Citizens just south of San Antonio in the tri-county area: Bexar, Medina, and Atascosa.
2. The concept for the project is a "Continuance of Care" with clustering of services for the tri-county area.
3. The Master Plan encompasses three phases: the first phase consists of Affordable Housing for Senior Citizens and the Senior Community Center, the second phase is an Assisted Living Facility and the third phase is a Hospice Care / Memory Care or Alzheimer clinic.
4. Phase one for the Affordable Housing for seniors will have 6-plex casitas with approximately 200 one-bedroom units.
5. Green Technology- All three phases will incorporate active and passive energy saving systems:
a. Passive systems include building placement to take advantage of on-site breezes, natural day lighting, rain water harvesting.
b. Active systems include cutting-edge technology such as efficient photovoltaic solar panels; wetlands waste water treatment and building envelope technology.
6. The phase one housing complex has a theme of a small ranching operation with vegetable gardens, fruit orchards, and small animal husbandry for seniors to participate in.
7. The Senior Community Center (30,000 sq. ft.) has a variety of activities:
a. East Wing: Dining room (capacity 200 people), Stage, Cafeteria lunch line, Commercial kitchen, Food Pantry, Arts/ Crafts Room and Music/Dance Room.
b. Atrium: Reception, Barber & Salon, Juice and Beverage Bar, Billiards table and Ping-Pong,
c. The covered North Wing with large pivoting windows has an Exercise Pool, Outdoor Kitchen/ Dining, and BBQ grill with Fireplace.
d. West Wing: Health Clinic, Offices, Computer lab, Classroom, Library / TV Lounge, Conference room, and Showers/ Lockers.
e. The large portico covered entrance is an area for Saturday farmer market days for the seniors to display and sell their arts/crafts, vegetables and other items grown on ranch.
f. Two auxiliary small buildings house yoga/ exercise rooms and Grandma's Child Day Care.
8. Other amenities are: walking trails meandering through fruit tree orchards, a lake stocked with fish and views from the Senior Community Center and housing of the lake area, large Oak trees and 18-hole accessible miniature putt-putt golf course that are on the lower elevations of the property.
